Step one: which tier are you buying in
Three conforming limits apply in Massachusetts for 2026: $1,249,125 in Dukes and Nantucket, $962,550 in Essex, Middlesex, Norfolk, Plymouth and Suffolk, and $832,750 in the other seven counties including Barnstable. Get this right first, because it decides which rulebook governs the departing residence.
Step two: work the departing home to net
- Expected sale price.
- Less the existing mortgage payoff.
- Less any second mortgage or equity line taken to fund the down payment.
- Less ordinary costs of sale.
Step three: take the gain to your CPA
A capital gain above the federal exclusion lands in that year's Massachusetts taxable income. mass.gov sets the 2026 surtax threshold at income exceeding $1,107,750, with an additional 4% above it, and the figure is indexed annually: it was $1,083,150 for 2025 and $1,053,750 for 2024.

Step five: if you keep it
Under Fannie Mae B3-3.8-05, monthly gross market rent times 75%, less the departing PITIA. Positive offsets that property's payment and nothing more. Negative is added to your ratio. Then six months of reserves on that PITIA if you have under 12 months of property management experience.
