Cape Cod carries the same conforming limit as the Berkshires, and the islands a few miles away carry the state maximum. The water is what decides it.

At the baseline

Barnstable County's 2026 one-unit conforming limit is $832,750, the national baseline. That is the same figure applying in Berkshire, Hampden, Hampshire, Franklin, Bristol and Worcester counties.

Dukes County and Nantucket County, reachable by ferry, carry $1,249,125. The difference is $416,375 across Nantucket Sound.

Conforming limits are calculated per metropolitan statistical area, and Barnstable is its own metro while the islands are theirs. Cape prices had nothing to do with it. See the three tiers page.

The headroom, and how thin it is

Barnstable Town's typical home value was $762,442 in August 2026, which leaves roughly $70,308 under the limit. Values rose 2.4% over the year.

That is the second-thinnest buffer in this build round, behind Ocean City in New Jersey. It means the conforming question is live on Cape Cod rather than theoretical, particularly on anything above the typical home.

What crossing the line does

It changes the rulebook on the home you are leaving. Inside agency financing, Fannie Mae B3-3.8-05, dated 09/02/2026, sets the offset at gross rent times 75% less that property's PITIA, bars leases as income documentation, and requires six months of reserves under 12 months of property management experience.

Long-held Cape properties can carry very large accumulated gains, which is exactly the profile that meets the Massachusetts surtax question. mass.gov puts the 2026 threshold at income exceeding $1,107,750, with 4% above it, and a gain above the federal exclusion lands in that year's taxable income.
