Massachusetts prices and Massachusetts loan limits do not line up, and the gap runs in opposite directions depending on which county you are standing in.

The mismatch

Read that headroom column and the pattern is not about price levels, it is about which metro a county is assigned to.

Vineyard Haven has the highest conforming limit in Massachusetts and is $308,566 past it. Worcester has the lowest and $353,321 to spare. Cape Cod, the second most expensive market on the list, carries the same $832,750 as Pittsfield and Springfield.

Cape Cod's headroom is shrinking

Barnstable Town at $762,442 has roughly $70,308 under the baseline, and values rose 2.4% over the year. That is not the nine percent New Jersey's Ocean City is running, but the direction is the same and the buffer is thin.

Nothing was falling

All six metros rose year over year, from Pittsfield at 1.8% to Vineyard Haven at 5.1%. Since bridge structures tier reserve requirements against expected marketing time, and rising values shorten it, that is the friendlier backdrop. It contrasts with Maryland, where the largest markets were flat, and with Utah, where St. George was down 0.8%.
