A listing with no contract gives underwriting nothing to remove. There is no closing disclosure coming and no funding date. So the file has to stand while both payments count, and every lever is about lowering a payment or proving reserves.
Why the rental route fits here
Two reasons, and in Massachusetts they compound.
First, it removes the dependency on a sale date, which is the actual problem when there is no offer. Under Fannie Mae B3-3.8-05 the property can also offset its own payment: gross rent times 75% less its PITIA, positive offsets that payment only, negative goes into your ratio.
Second, no sale means no capital gain realised this tax year. On a long-held Massachusetts home that gain could otherwise reach the 2026 surtax threshold of income exceeding $1,107,750, where an additional 4% applies. Whether that amounts to deferral or more is a CPA question, but it is a real consideration and it points the same direction the financing does.

The documentation catch
B3-3.8-05 states that lease agreements are not permitted for any departing residence. Market rent is documented by a complete appraisal that includes market rents, a Form 1007 rent schedule for the occupied unit, or market analysis tools with at least three comparable rental properties from the same market area where possible. The lender must also document a current housing payment first.
If renting is not for you
Then the routes are carrying both payments with a recast after the sale, or borrowing against the departing home's equity to reduce the new payment. Massachusetts places no constitutional cap on the second of those, unlike Texas at 80% CLTV. Both are compared on the structures page.
